Mortgage rates fluctuate from time to time. They are usually based on how the market is perceived. Meaning, they are based on supply and demand for the said properties. The Federal Reserve usually increases the mortgage interest rates in order to reduce the rate of inflation. In so doing they manage to slow the economy down and keep prices down. When the economy is strong this means that the interest rates also go up as well as property rates.
